15-06-2006: Office net-take up at record high.
The Copenhagen office rental market has bounced back after a few slack years, and for 2006 the office net take-up is predicted to reach a 15-year high. Nevertheless, office rent levels remain stable. This is due to the fact that investors have lowered their net initial yield requirements on new office completions, and developers are therefore content with reduced rent prices, without jeopardizing the profitability of property development. Meanwhile, we are seeing an increasing number of office starts without pre-let agreements.
