Since year-end 2001, the Greater Copenhagen office property rental market has been characterised by rather high vacancy rates and stagnating rents. Now a market turn is imminent, however.
The rise in Danish employment levels is driving up demand for office space, and Sadolin & Albæk projects a substantial reduction in vacancies within the next 12 months.
This NewsLetter features a special focus on the correlation between the price movements of commercial property and developments in selected macro-economic key indicators. Our analysis proves that an increase in interest rate levels will not necessarily prompt a drop in investment property prices, because prices in the commercial property market to a higher degree are influenced by other factors, primarily employment trends.
