Aarhus, Denmark's second largest city, has in recent years experienced brisk development activity in all commercial property sectors. The resulting fall in structural vacancy in 2005 discontinued with the economic recovery. Following a dramatic decline in net initial yields on Aarhus commercial property over the last 12 months, yield levels in Aarhus almost compare to Copenhagen levels.
The economic recovery and with it increased consumer spending has had a positive effect on the Aarhus retail market. Aarhus high street locations have been upgraded and higher footfall ensures continued growth in the existing retail community around Banegårdspladsen and the shopping centre of Bruun's Galleri.
Industrial rental property ideally suited for local manual industries are in demand. The industrial property stock is being upgraded in step with the relocation of logistics companies to new and up-to-date buildings in motorway locations. Business parks of an older date give way to housing areas and retailers.
