Aarhus property market report 2008

The Aarhus property market is experiencing exciting developments:

  • The repercussions of the sub-prime crisis have prompted a general decline in commercial property prices on account of climbing rents, reduced liquidity in the financial sector and fewer investors in the market.
  • Strong net-worth investors are watching out for attractive sell-outs and as a result this year’s overall transaction volume is not on a par with the levels seen in previous years, albeit an increase is anticipated in the final months of the year.
  • Strong demand for high-street investment properties has helped to sustain net initial yields of around 4%.
  • Record-long pipeline of office development projects, e.g. in the Aarhus harbour areas where the first couple of construction starts have already taken place.
