19-02-2009: Latest trends and market indicators, Danish commercial property market.
In Denmark, the crisis in the financial sector has evolved into an economic crisis with declines in production and employment. In the commercial property market this is translating into climbing vacancy rates and stagnant or downtrending rents.
The investment property market has seen a plunge in transaction volumes, not least because banks and mortgage banks have become significantly more prudent – and at times almost unbelievably restrictive – in their credit-lending policies.
The year 2008 was a difficult year in the property industry, and the outlook for 2009 is not bright either.
For both financially strong property investors and tenants that want to secure attractive leases at reasonable prices, however, the market is offering up opportunities that are far more interesting than seen for the past three to five years.
